Sales Distribution
Mean, median, percentiles and dispersion across a comp set — for defensible reconciliation.
Methodology
Once a comparable set has been assembled and adjusted, the valuer needs to summarise it. The Sales Distribution module computes the central-tendency and dispersion statistics that anchor the reconciliation: mean, median, standard deviation, coefficient of variation, quartiles and IQR.
A high CV (say > 8%) is a flag to revisit either the comp selection or the adjustment matrix — the module surfaces it explicitly so the report can document why the valuer favoured the median over the mean (or vice versa). The output drops directly into the report writer’s reconciliation page.
When to use it
- Every Direct Comparison engagement, after adjustments are applied.
- Income-producing assets — distribution of cap rates across investment comps.
- Mass-appraisal QA: sanity-checking outliers in a portfolio revaluation.

Plugin interface
Every method is a self-contained module that plugs into the Valuation App. It exposes a typed input/output schema so it can be invoked from a report writer, a workflow, or your own backend.
