Risk Summary

Flood, bushfire and contamination in one defensible, per-property read.

data.risk-summaryv1.0.0Either: Insitive-hosted OR in-house API

Methodology

The Risk Summary module condenses the three hazards lenders ask about first — flood, bushfire (BAL) and contamination — into a single normalised profile per property, sourced from state floodplain authorities, CFA/RFS bushfire mapping and EPA contamination registers.

Every hazard line carries an explicit coverage flag alongside its severity. Statewide layers are live for VIC, NSW, WA and TAS; ACT and NT cover flood and bushfire (no contamination register); QLD is covered per-council; SA is not yet covered. Where data is not available the response reports "not_covered" — never a clear result — so the absence of data is never mistaken for the absence of risk in your report.

When to use it

  • Mortgage security valuations — a one-line, auditable risk disclosure per property.
  • Bulk portfolio screening before ordering full hazard reports on flagged assets.
  • Prompting further enquiry: an explicit "not covered" tells you where to check state sources manually.

Standards & references

  • APRA APS 220 — security property assessment, hazard considerations.
  • API ANZVTIP 5 — Mortgage and Loan Security Valuations.
  • AS 3959 — Construction in bushfire-prone areas (BAL ratings).

Plugin interface

Every method is a self-contained module that plugs into the Valuation App. It exposes a typed input/output schema so it can be invoked from a report writer, a workflow, or your own backend.
